I spent years setting up drip campaigns and watching them work against me. The idea sounds good. Load up some emails, set the timing, and let it run. The problem is that a borrower is a person, and a drip campaign does not know that.

A drip does not know what the borrower said

Here is the situation that finally made me give up on them. A borrower tells me they are going on vacation, or that they need to think it over and will reach out Monday. The drip does not hear that. The next day it fires off a follow-up about estimates, like the conversation never happened. Now the borrower thinks I do not listen, and I look like the rest of the spam in their inbox.

Or worse, someone messages me back with a real question while they are still on a campaign. If I do not go in and pull them off it manually, they get a weird, off-topic email a day later. Most software is not smart enough to know when to stop, and there might be a good reason I have not spoken with them yet.

Generic timing is the whole problem

Drip campaigns market themselves on automation, on sending the right email at the right time. In my experience that does not work, because the right time is not a fixed number of days. Every borrower is different. The right time is when something actually changes for them, a rate move, a status update, a reply, and a calendar cannot see any of that.
